MAINTENANCE DIRECTOR

Our company is seeking an experienced Maintenance Director with multi-site residential high-rise unit experience. We are looking for someone with experience in a fast-paced working environment. This is a full-time position with an annual salary commensurate with your experience, plus health, dental and vision insurance benefits and vacation/PTO.

Supervisory & Team Building

  • Manage a team of Maintenance Supervisors, who supervise a maintenance staff at each property. Coach and mentor the Maintenance Supervisors, provide support on technical issues, and help them develop professionally and personally.

  • Train Maintenance Technicians in administrative procedures, repair techniques, and company policies.

  • Plan, develop and implements new methods and procedures designed to improve operations, minimize operating costs, and optimize the utilization of labor and materials.

  • Assist in hiring of maintenance staff

  • Develop and implement asset preservation and deferred maintenance programs

  • Diagnose and perform major maintenance and or repairs as needed

  • Coordinate and oversee work by outside contractors

  • Perform routine visits to the sites within the portfolio and documenting all of the needed repairs or corrective actions

  • Ensure maintenance departments are meeting set goals and deadlines and property objectives.

  • Ensures that each site is in compliance with appropriate laws, codes, and regulations regarding construction, building safety, safe work practices, and access.

  • Encourage participation in ongoing education, and industry seminars and conferences.

  • The DOM is part of broader team of peers and will be expected to present ideas during formal and informal best practice planning sessions focused on improving operational efficiency.

  • Maintain thorough knowledge of company policies and procedures. Uphold and demonstrate the philosophy that residents are number one priority by providing exceptional customer service

    Financial

  • Participates in the annual budget process and a monthly and quarterly review of expenses related to maintenance and capital projects to include a budget to actual performance review.

  • Review maintenance operating expenses with maintenance supervisors and property managers and be aware of the budgets pertaining to each asset

  • Oversee the companys maintenance related procurement to optimize negotiated relationships and standardize purchasing assuring continuity of supply at lowest possible total costs.

  • Negotiate outside vendor contracts for region, such as cleaning, landscaping, snow plowing, painting and flooring.

    Qualifications:

  • 5+ years property maintenance experience in apartment/ HOA industry. Ideal candidate will have overseen a portfolio of diverse multifamily communities.

  • Excels in multi-taking and attention to detail.

  • Experience with core property management software - able to create reports and analyze property performance metrics related to work order completion, turnover, and preventive maintenance.

  • Excellent financial and analytical acumen with a thorough understanding of financial statements and reporting.

  • High level of competency and efficiency in all aspects of maintenance operations and construction processes.

  • Communicate professionally and respectfully with all company associates, contractors and city officials both in writing and conversation.

  • Communicate frequently with Vice President, Regional Managers and provide written reports to keep them apprised of portfolio status.

  • Strong problem-solving skills with the ability to work both independently and as part of a team.

  • Travel to properties on a consistent basis for specific needs/projects underway and as part of normal rotation to inspect/observe maintenance teams, conditions, and thoroughness/quality of operations.

  • Manage and approve teams weekly scheduling and approval of timecards.

  • Have a positive, get the job done attitude.
